When the client is unsure how or indeed whether to proceed with a project I often undertake feasibility studies to determine the change of use, redevelopment of buildings or sites in line with Planning, Building Warrant, Conservation Area Consents and all Local Authority approvals which would be needed for the proposed project.
Part of the Feasibility Study outlines the extent of works required to redevelop a building or construct a new building, whilst detailing budget costs to give the client a good understanding of the options available to them and risks.

A Project Monitor minimises risk when financing is involved in projects and I have experience of acting on behalf of the majority of major funders. My experience extends across a wide variety of developments from new-build residential developments to veterinary surgeries, large-scale bakeries to one of scotland's first coffee drive-thrus, children's nurseries to large speculative offices, and recyling centres to hotel conversions.
I take my time to talk with clients, identifying their goals, critical factors and risks to plan how best to achieve a successful project. As a funder or investor, it is imperative to mitigate risk and protect interests by ensuring that projects are delivered on-time, on-budget and to the highest quality.
I can prepare Development Appraisal Reports scrutinizing Local Authority Consents, design team appointments, professional insurances and warranties, tender documentation, tender returns, building contractors, contractor insurances and other relevant documentation such as environmental reports. Utilising my experience I outline cost risk items and areas of concern that can allow these items to be reviewed and risks reduced prior to commencement on-site.
Once on-site, my focus is on ensuring that the project meets the client's needs and expectations, is delivered on-site and on budget undertaking inspections throughout the works.

I acted in a Development Monitoring capacity for the Funder as part of a speculative £4 million office development in Almondvale Business Park, Livingston. I prepared an Appraisal Report, prior to monitoring works for the Funder to ensure quality of workmanship, accuracy of drawdowns whilst ensuring all necessary paperwork was obtained.
I prepared detailed Specifications and Descriptions of Work for the restoration and conservation of the historic building fabric as part of the £14.5 million redevelopment of the site and provision of student residencies. I also prepared Schedules of Condition on a considerable number of properties in the surrounding areas prior to the commencement of the redevelopment.
I fulfilled the role of Project Monitor in the successful delivery of one of the first drive-thru Starbucks cafés in Scotland. I monitored the works from inception, through construction and to completion scrutinizing workmanship and ensuring contractual standards were met,
